Good afternoon, everybody. My name is Josh Hernandez, and today we are going to be taking a look at some of the new features that came out this past year, twenty twenty five, for Flexmls. Now let’s go ahead and look at some of today’s topics.
So I’m going to begin, one, with talking about some of the changes that came for floor plans when you’re adding them to listings, as well as searching for them and where they’re found when you’re looking at listings in Flexmls. And then the next three items that I have to discuss today all relate to mobile and specifically to iOS.
So there’s top row search navigation, a change summary view, and I’ll talk about that. And the reason I have iOS out here only for those is that was actually released at the end of twenty twenty four in Android. So Android got those upgrades first. So if you’re an Android user, some of the things I show you there may look very familiar. If you’re an iOS user, they’re new to you this year.
And then some changes to map searching on all mobile platforms, iOS, Android, mobile web. There’s some nice new features to make it comparable with actually using the full website when you are using the map search in the mobile browser or mobile app.
And lastly, we’ll take a look at some changes to listing entry. And I’ve got a few asterisks by these because some MLSs already have this first item, the new Listing Entry Assistant. Some may not receive that until a little bit later in twenty twenty six, and it’s rolling out on a per MLS basis. But I want to show you what that looks like, because it changes the start of the listing entry process.
And then, I’m going to end today with an AI feature detection from photos. Now only a few MLSs are currently using this, so I’ll talk a little bit more about that. But it is a really cool new feature, and I know everybody likes to talk about AI and what’s happening here. So we’ll talk about detecting features from your photos and using that to auto populate some of your listing data.
And again, that is not available in all MLSs, but I’ll talk a little bit about that when we get there. So let’s begin with the searchable floor plans. So with the searchable floor plans, I am going to show you where that’s at on the add listings screen. When we’re in a quick search and you want to say, hey, let’s just look at listings that have floor plans.
Maybe you’re working with a potential buyer who really wants to see floor plans. You can add that as actual search criteria. And then of course when you look at the listing details, where are those floor plans located? Because they’re actually in a different location. So let’s go ahead, I’m going to come in, I’m actually already on my incomplete listing screen.
And in this account, I’m going be using this several times today. This is, you’ll notice, not the normal Flexmls logo in the upper right corner. This is Columbus, Ohio, the Columbus MLS. And I just want to show you because they’ve already got everything that’s rolling out live. So I want to show you some of those features.
So first, on the add listing screen, where are those floor plans broken out? Now you could still potentially add them in with the photos, if you would like, but I’m just going to go to my incomplete listings from my menu, and I’m going to grab one of these incompletes, and I’ll just click on edit.
And you’ll notice the media section when you’re adding listings.
Traditionally, people used to just put floor plans often in times in with the photos. So you’d have the primary photo, floor plans, other photos for the listing here. This past year they were broken out separately. So when you add a floor plan, if you want it to be able to be searchable, you can add it under the media section where you come in and just tap on floor plans.
And it’s just like adding a photo, except the only thing that you would be adding in this section are going to be the floor plans themselves.
So you would go out to wherever you have that stored on your computer, And I’m just gonna grab three right here.
And then you add those just like you are adding photos. And also here, I could take a look at this and say, well, this third one that came in, that’s actually the primary floor.
So you can come over here and move and change the order for that. Then my, so this is my primary floor, basement, and then upstairs, or whatever that may be and that looks like. There is a place for a caption that you could put something potentially underneath that floor plan. I don’t think that’s vital or that it really displays.
Maybe I would just put in ground level, and then basement, and then second story.
So, and then when I go back to edit my listing, again, this is just like your photo screen where you won’t see a separate save button.
Everything that I’m doing with the floor plans, if I add them, rearrange them, it automatically saves Azure doing that. So now if I click return to edit my listing, then I’m back out here, and again, we’ve already got the floor plans on. I could add my photos, my documents. So that’s in the add listing process where you see the floor plans broken out now.
And the benefit that has is when I’m actually creating a search, I think I’ve got a custom search template going on here for this MLS in my training account, I’m going to put in some basic search criteria. Maybe we’ll say a single family residence, and I’m going to say minimum of five bedrooms.
But if I want to pull up whatever my search criteria happens to be, I only want to find listings that include floor plans. And that would mean the floor plan has to be broken out separately. It wouldn’t have been added as a photo, it would have been added as a floor plan. So I’m going to come in here and click on additional search options. At the bottom of every single search template, you always have the additional search options at the bottom.
And you could search for listings with x number of photos or videos or open house dates, but in this case, I’ll just say floor plans. And if I say one, that means there’s just one document in the floor plans.
But as we saw, when I just added a floor plan that had a main floor, a basement, and a second story that had three documents, so if I’m looking to see something with more detail or make sure that it has at least a basement or at least a second level here, I can say more than one document. So I’ve just said floor plans, three plus.
And now when I look at the listings, you will no longer find the floor plans in the detail page under documents. Instead, when I go to photos, this is really more of a media tab than a photo tab, because I will see at the top photos, floor plans broken out separately, videos, virtual tours, but when I tap on floor plans, I’m going to see whatever floor plan we have right here.
And again, all of these will have at least three in that floor plan section, because that was my search parameter here.
If I put one, it’ll just make sure at least it has a primary floor plan, which some people may include a large document that has all the stories and levels on a single page or something, so generally when you’re searching you may want to just start the search out here and just say at least one floor plan, depending on what that document was actually looking like when it was uploaded, whether it was separate documents or everything on one page.
And so there is where we can see it on the add listing screen. We can search for it in the actual quick search template, and then of course viewing it on the search results, those floor plans are broken out separately on the photo tab and they have a separate designation here for them. So that takes us through the first item on my list.
And I love that just because even if the house has a video walkthrough or something like that, that’s nice, but it always takes time to view and I find floor plans are exceptionally useful for getting a quick overview of the layout and feel for how things are going to be, and it makes the photos on the listing make sense.
And so, just like to point that out, because I think it’s a fantastic quality of life improvement here in Flexmls that happened in twenty twenty five.
Now, the next thing I am going to do is I am going to bring up my iOS device.
And as I mentioned at the start today, the top row navigation that I’m about to show you, that has actually been available on the mobile website and the Android app since late twenty twenty four. So it actually came out a few months, several months before it came out on iOS. So I’m just going to bring my phone right over here.
And by top row navigation, I’ll show you what that looks like. So I’ve already downloaded the app. This is my iPhone that I have up on screen. I went to the app store, I downloaded Flexmls for Real Estate Pros, it’s the white tile icon with the blue logo. And I’ll just open that up, I’ve already logged in here as well.
So now when I begin a search, it looks different than it did only, you know, probably six, seven months ago. I’ll tap to new search, and you’ll notice it kind of starts me right where I left off. Last search I did, I was looking at things on the map. And so it started me off on the map.
And I’ve got my ability to see that very small summary view and then our kind of expanded summary view or gallery view is what it used to be called here. And so I can scroll through the listings here, and again, the tap to view details on anything just like before. I can, whoops, didn’t want to copy the listing data. I come in here and I look at the listing data.
And of course you can move between listings, I can go to the next one in the list by tapping on the arrows at the top. And to go back to that summary, the expanded summary view, the gallery view here, I’m just gonna tap that x, and then I’m back, and again to see those in that almost list like view. Now the views here are still a little bit different than you’ll see in Android.
Android actually has the one line view here, the gallery view, and the map. Android also has a stats tab, so that’s not yet available in iOS. You may see that coming later in twenty twenty six though. But the top row navigation, it started us on search results, but right now I’m just looking at active listings in the MLS. So to actually search, everything can be done in this top row.
And if I tap the left here, it has a little caret that points out, and that just slides over my filters. So just like on the full website, when you do a quick search and you have search templates that you can use for different property types, I can tap on residential, and I can select the property types and search templates that we are going to be using here.
And so when I change that search filter and use a different template, now I’m no longer looking for number of bedrooms, bathrooms. Since this is a land search, it’s giving me waterfronts, lot size, lot description, acres, whatever your MLS happens to use for those searchable fields. And again I’m just going to come up over here, we’ll go back to residential.
And I’m going to begin, I’ll just do a really basic search right here. So when I want to come in, and I’m just going to look at million dollar listings, and I’ll tap done here.
I am going to look within West Fargo. This is in North Star MLS that I’m demonstrating with on my phone.
And again, could add multiple locations, but for today I’ll just do West Fargo. Those million dollar listings, currently only four active. And the search filter that you see, that had already changed previously, so there are no big surprises here.
Just like the full website, if you want to add a field that’s not already on here, can tap on add a field at the bottom and you get a list of all those searchable fields. And maybe I’ll type in, not sure if this is one, maybe go to central air, and just add that to my search template as well.
And then, to view the results, if I’m putting my information in the search field or a search filter, I can always tap on four results and go there. Or I can simply just go back to my top row navigation, close the filter, and now I’m going to see those four listings here. And again, to change where I’m viewing that compact view, the summary card view, or viewing them on the map, that’s going to be at the top of my screen.
Remember there’s one more view available in iOS and that’s the stats tab, so it would tell me how many are active, closed, average list price, average sold price, that sort of thing. That’s not available in iOS quite yet. And if I want to come in and select a couple of these listings and maybe email them, you’ll see I’ve got two listings selected.
At the bottom it tells me there’s a red highlight that says two at the bottom of the screen that tells me I’ve got two listings selected. If I select a third one, three. So if I wanted to go back and do a different search, I could still have those three listings selected, But I don’t need to leave this screen to take an action with those three listings. Again, I’m using the top row. We began here on the left with search.
Just open that up again. In the middle, we have the ability to find and select listings in those different ways to view the listings. My actions then are on the far right of that top bar. And when I do that, my actions come out here. And so I’ve got three listings selected, I can just say share those selected listings or save the search. And I’ll tap here, share those listings.
Who am I sending them to? I’ve got my contacts. You could add a new contact on the fly if you’d like. I’m going to go ahead and share those with Megan. I can type in my message. I can email it. If I’ve got a phone number on Megan’s record in Flexmls, I have that text option, so I could text it to one of those numbers.
I could also tap on more, and when I tap on more, I’m going to get those options here on my phone to send those either through my messages, my favorite contacts, or maybe I use my own mail system, or I want to get a link to share on Messenger or Gmail or Outlook or something like that, I can go ahead and just use those third party apps on my phone to share that as well.
So I’ll go ahead and just gonna tap. I click the x-ray at the top to close that, and I’m gonna go back to share those. I’ll just text those out to a contact. Again, we’ll do Megan here at the top. I’ll type in Megan, and then I’ll just use that text.
Now she doesn’t have a real phone number on her record, so I’ll just select one. You may see an error pop up on my screen as we come out and do that, but that’s gonna be okay. But just to show you how that works, since we always show how to email things, since you’re on a mobile device, texting, that’s using my mobile device’s text apps.
So if I share it from my text, even though I’m in the app, it just goes directly from my phone so we can just talk back and forth, normal text conversation, and share those listings as we are looking at things in the system.
Now I can either unselect these here as well, and now you’ll see at the bottom, if I uncheck those, or maybe I’ve done several searches, oops, and I’ve gathered a few things, and I just want to go keep tapping the wrong item. If you’ve got a lot of things selected from different searches, you can always go to your collections and view those that you have selected.
You could share them from here. You’ve got your action row here as well. But I can also, when I’m in my collections, I can just say clear all of the selected listings. So if I’ve got like thirty listings that I’ve been collecting and saving, and I want to clear that out, I can just tap clear, selected listings, are you sure you want to clear those?
And it clears that off right here. Now, I’m going to also mention that summary view. So what is the summary view?
Back inside Flexmls, I’m actually going to bring up another instance of Flexmls, my full website. So I think it’s easiest to see what the view is inside of Flexmls. So it’s going to be the columns of information that display on the list tab when we’re looking at the summary, and you can create custom views. But now that view is available in iOS, and it’s on the summary card.
So let me just show you again what that looks like. Give me one second here.
Then bring this over. There we go. So this is what I was using on my phone, the same user here. So when I tap on oops, let me take my phone off the screen. When I tap on quick search and I start looking at listings here, I’m just going to look in West Fargo again, just so we don’t have a million listings that are loading on my screen at any given time.
When I am looking at things on the list, I see the columns of information. Those columns of information are related to whatever search template I used by default. So in this MLS, it has association, lakefront, listing member, co listing member. You can create your own custom views. I won’t do that today. Those are available.
You’ll actually see a tutorial right next to the view on the list, and it says, do you want to know how to make your own custom view, your custom columns of information? And you can go through a guided tour for that. But I’ll just click right here so we can see if I was looking at land listings.
For example, if I do a land search, when I am on my list tab, I am going to see that now the view is the land view. So again, I’m not looking at bedrooms and bathrooms, I see acres, waterfront, acreage information in this case. So that can be really handy when you’re looking at things on the full website.
That view is now available on the summary card in iOS. So I am going to again bring up my phone and show you what that looks like. Let’s bring this back up here. My phone should come on screen, and we’ll come back. I’m gonna go back to search. I tapped on search at the bottom. Actually, I’ll come back. I’ll mention one other thing here before I go into that view.
When I start a brand new search, since you do have a new search interface when you’re doing a search, sometimes people accidentally click this button at the top and leave the search entirely. So if you ran a search but didn’t save it, you can tap on previous search and that gives you your most recent unsaved search that you were working on.
So if you accidentally leave your search, you always have that option, the previous search right here when you’re in iOS. That was available previously for your draft searches in Android. It was never available in iOS, so they did add that. But now let’s go in And I’m going to go to this summary card view, and you’ll see it tells me association, waterfront, lake name, and it’s actually scrollable.
So I can come over here. What that is doing, it’s using the view that’s available inside Flexmls, and it has that summary information. So that can be really handy, especially if I’m looking at a search templates like land, for example. And I’m not going to put in any search criteria, I’m just going to close that.
And we’ll see now that summary view gives me waterfront acreage information and keeps everything that’s relevant to the view that I want to see with that particular property type.
And if you’ve created your own custom views, when you’re on this summary card, you can tap on view at the top, and I can say let’s use one of the views that I have made. So I can always come in and change the views that we have here. So this one just has sold price, city, style, and tax amount on that particular view.
So I really like knowing that the views that are available on the full website on that one line view inside Flexmls, they’re available in the summary view on the iOS app now. They’re also available in Android where you actually have the full one line view. You can select those views there as well.
But I find this incredibly useful when I’m looking at the summary information to be able to use different views that I may have created already. So I’ve got the information just in quick summary form that I, well, stories is not going to be relevant, I’m on a land search now. Let’s go back to residential. So you’ve got the view that’s available here.
And again, I think this is a very nice quality of life improvement, because I can see the information I want to see at a glance, without having to tap on the listing itself and pore through the listing details to find that information that’s important to me, I can just instead use my view that I want to see in that summary section. And moving on from here, I’m going to talk about custom overlays.
Now this is available on Android, it’s available in iOS, it’s available on the mobile website, if you’re just using the mobile website rather than one of the apps.
But you have the ability, just like the full website, when I come in and am creating a search, and I have my map tools here where I can draw rectangles, circles, free form polygons. I have all of that ability in my app now. I can add multiple shapes to a map search. I can draw and save my map shapes and have them available inside the app as well as the full website.
And if I’ve got an existing overlay folder, I can add that to my existing overlay folder so I can keep adding more. So what that looks like I’m gonna come back in here. I’m gonna tap on my map. Actually, first, I’ll point out, when I’m in my search filter, you do always have the option that says draw on the map. That same option is available if I’m just on the map itself. And let’s come over here. I’m gonna zoom in to that Fargo Moorhead MLS.
We’ll draw on the map right here. But I’ve got my drawing tools right here. So I’m going to tap, and like the full website, now I can draw the rectangles very easily.
This was not here previously on any of the mobile apps, came in this year, but I’m just going to, I’m tapping my finger on the map, dragging out, and now I’m looking in that shape that I’ve just drawn. And the neat thing now is you could only have one shape at a time previously when you were on any of the apps. And now the apps will allow multiple shapes to be drawn.
So I’ll tap on that edit shape, and I’m going to tap to draw the circle. So I’ll tap in here for the circle, and wherever I tap on my map, that sets the center of my circle. And you’ll see as I drag it out, at the very bottom of my screen, and I take my mouse down here and point it out, it tells me what that radius is.
So I’ve got my finger on my screen where you see that circle getting bigger and smaller, but it tells me what that radius is, how big it is, as I’m drawing it. So now I’ve got two shapes on my screen. It’s looking in either of those shapes. And if I were to open up my filter, just gonna tap on that, I can see that I’ve got multiple shapes drawn here.
And I can get rid of them here, or I can just come out here. If I tap on one of those shapes, I could edit the shape, change the radius on this again, or I can get rid of it while I’m drawing it. I don’t have to go back to my filter, I just tap on the shape, click that little trash icon, and now I’ve cleared that circle off the screen.
And same thing if I tap right in the center of my rectangle here, and I can delete that as well. So one, multiple shapes. You’ve got the radius, quick radius drawing here, and the quick rectangle. And then you also have the free form polygon. So I’m going to tap on my draw tool. I’m going to tap on this little free form polygon.
Android users, it’ll look like this drawing where it’s kind of in a hexagon or a pentagon right here with a little draw. IOS users, you’ll just use that free form icon right here. So I’m going to tap on that. And now I’m going to begin drawing on my screen.
I’m just going to use my finger so you can’t actually see where my mouse is, but I’m just tracing what I want on the screen. So I can draw any shape that I want. The nice thing with the free form polygon now is this functionality mirrors what’s available on the full website. So I can save this.
If this is an area that I think a lot of people would like to search in, but it’s not a field I could search on in the MLS, it’s not necessarily a subdivision or neighborhood, I can just keep that shape and apply it to any search. So I tap on the shape, and this is available just for those free form polygons, and I could rename it. So right now it’s just called polygon.
But if I tap on that, I could call this I’m gonna call this my iOS shape example. I’m gonna call it one. So we’ll know when we look in a list and see what what that looks like. So we’ll tap done. I can change the color, so when I use the shape, if I don’t like that blue color, I could always select a different color for that.
Maybe I’ll go this kind of pinkish shape or shade right here. And now if I want to save it, so I can use that again and again on any search, whether it’s within my app, or whether it’s on the full website, I just come in here and say let’s add our polygon, this iOS shape example one, to a map overlay. So I’m going to tap to add that in. You could add a new overlay.
And when you’re adding an overlay, just think of that, this overlay name, that’s your overlay folder. You can put multiple shapes in any overlay. So I’m just going to actually tap on existing overlay. I’ve already got one from my custom areas that I’ve drawn. So I’m just going to tap in here, and we’ll add my iOS shape example one into that existing one.
So now I’ve got iOS shape example one. And I’m not sure, this may be because I’ve been switching and changing users too much. That’s okay. Generally, you won’t be changing users as much as I have on screen, so you won’t have any problems saving that like I just did.
But when you want to use one of your previous overlays, I can tap on my search filter, and when I tap on, not draw on map, but rather enter location, I think I’ve already got a few overlays here. Area fifty one. So I’ve got my areas that were done.
You would have seen that if my save hadn’t screwed up here, but I would just tap in, select something that I’ve already drawn, tap done. And now when I go and look at that on the map, I’m going to see that shape.
Now that’s not the shape that we just drew because I got an error changing too many users too many times between my app and my full website, because I want to make sure I’m using it in MLS where I can give you a good example is why I got that error. But I’m able to come in here and reuse those. And again, if I save it on my app, it’s going to be available on the full website and vice versa.
And you’ve got that ability to draw multiple shapes, reuse shapes, save the shapes, in both Android and iOS now. So great feature that has come along. I’m going to change gears now, and I’m actually going to stop showing on my app right now. And I’ve got listing entry assistant.
So some MLSs may already have this, other MLSs may be receiving this update early in twenty twenty six. It’s rolling out to different MLSs at different times. So I want to show you what that listing entry assistant looks like. I’m going to go back up, and we’ll go back to my Columbus account right here, just to show you what that listing entry process looks like with the listing entry assistant.
Now this happens anytime you begin a listing, it begins this streamlined listing entry process. So if you haven’t seen this yet, you will see it probably soon within the new year. So I’m going to go to my menu and I’m going to click on add listing.
And instead of just starting me on the normal add listing screens, when I do this, once it’s released in your MLS, you’re going to see add listing and it just gives me, it tells me how many steps there are, so I select a property type. So again, your MLS may not have the exact same property types that I see on screen right now in my MLS that I’m demonstrating in, but I’ll select my property type and click continue.
Now I’m on step two of four, and now I would type in the address.
So I’m going to type in seventeen nineteen Paula Drive and Columbus, Ohio. Now, I’m located in Virginia right now as I’m teaching, so that’s why it keeps trying to bring in all of these East Coast addresses.
This actually knows where you’re located, and it tries to bring up matching addresses that are close to where you’re actually physically located when you’re entering the listing. So I can select from the list if that comes up with the map search, or if it’s not giving me what I want, you can always tap on click here, and you can enter in the actual information here.
So it’s just a listing entry assistant. You don’t need to use it. I could always enter in street name, street direction, street number, and whatever fields you’re used to seeing on the entry screen as you’re adding a listing, they’re available here. But I’m going to go back. I’m gonna go back up to the top and say use Google Places to find that, and I’m going to tap on that one.
So all of those fields that we just saw open up, those are actually going to be auto populated once we get to the listings, add listings screen, we’ll see those already in. So now I’m going to tap search. It found that for me, so it’s already got it here on the map for me. So I can always tap use this location.
Now if I entered it manually, you would want to drag and drop to move that to the correct position, But I’ve already got it on my screen, so I’ll click use this location and click on next. So we’ve just mapped the listing as well.
And then finally, on our last step, you are going to see the option, if your MLS uses a third party tax system, you’ll have the option to use and search through that to auto populate some of that listing data. If your MLS does not use that, you would not see that.
And then depending on, this is individual, each MLS has different rules within the MLS that allow copying previous listings. Some MLSs don’t allow it at all. Some allow you to copy your own listings if it was you were the listing member previously, and some will allow you to maybe copy listings from any listing that exists in the MLS. So it’s taking the listing information from a previous version of this.
And since I don’t know, I haven’t done my homework and checked to see if this is accurate to what the listing data is now, I’m going to uncheck that for right now. But if you do that, and you have that ability to copy a previous listing, you’ll always want to double check that information for accuracy. So I’ll uncheck that right now, and I’ll just tap on FINF. So it’ll load that tax information from here.
And then this would just be as you would add listings right now. I could go into my listing information, add all of the listing information that had not been added yet. So I could add my status, my list price, those things wouldn’t copy over from the previous listing, obviously. So I’m going can go in here.
But since I am here, I’m going to end today with my favorite new feature, which is going to be an AI feature detection from photos. So a few things. Number one, I’ve got an asterisk by this.
This is available, the MLS at the MLS level has to choose this to give to all of their members, but there is an additional cost associated with that. So MLSs who use this, they usually end up paying a little bit more for their members monthly dues because they’re using this, because it is using a third party AI. But I’ll show you what it does. So some MLSs use this.
Maybe you sit on an MLS committee and you see this. You can always reach out to FBS sales and talk about this, how can you make it available for members within your MLS. But I want to show you what it does because, of course, anything that you’re using now online has an AI component to it, and this is one of those areas in Flexmls that does integrate with that. So I’m going to show you what it looks like.
It’s done on when I’m adding the listing. So we’ll go back to our add listing screen in just a moment. It requires at least five photos on the listing, and then you’ll see a disclaimer pop up. And you’ll see this as I do it. That disclaimer pops up every time and it says you’re about to use AI to potentially populate some features, and you have to confirm that you would like to do that.
That has to be done on every listing.
Even if you’re adding five listings today, you would have to answer yes for that for every listing because you are using that third party AI to populate some listing data. And then lastly, at this point in time, right at the end of twenty twenty five, this can only be run once per listing. That may change in the future, but I’ll show you what it looks like.
I’ll run it once for that. So the neat thing about this is, we just went through the listing entry assistant and landed on this page, and I said we could come in to listing information and I could actually go in and start adding my listing information. But if I already have photos for the listing, I could do this before I go into my listing data.
I could also do it afterwards as well, but just to show you kind of how neat this is, I’ll tap on photos and the photo uploader hasn’t changed, so whatever your photo uploader looks like in Flexmls, it’s going to be the same.
I’m going to click to add photos, go down to some of those house photos that I have on my computer here, and these are just a few random photos that I have, so these are probably, nothing really matches, but we’ll see what happens. So I’m going to select at least five, where in order for this to happen.
I’ll click on open, and you’ll see as the upload bar starts running at the top of the screen, Each of those photos is actually being run through AI to detect possible features that we could use for listing data. And so what that means, you’ll just see that popped up on its own right here. If I want to use the AI feature detection, I have to accept that. And it does that every time I’m adding photos on a different listing.
So it’s on a once per listing basis. I could click decline and then I wouldn’t be able to use that on this particular listing again. I’d have to start over from scratch if I wanted to do it. But I’m going to click accept.
And now you’ll notice this already popped out, But at any point in the photo process, I could come in here, I could rearrange my photos, and then say, okay, let’s look at these AI detected features that I want to include. So the AI has already been run.
So again, I just tap on features over on the right hand side of the screen. And from here, as the AI goes through and looks at each photo, it includes possible options. These are fields within your MLS, so they may look different than this particular MLS I’m demonstrating in.
And maybe I know the refrigerator won’t be included in this sale for whatever reason, So I could always say, I don’t want to add that. But if I do, I can keep the check mark there.
I could look at the exterior and say, oh, that stucco one, that’s actually, brick, so I’m going to take that off here as well. So you can pick and choose what you want to include. And I’ve got my appliances go through here. So you’ll want to review this carefully, because once I click save to listing at the top, I can always go back and edit that in the listing. We’ll find it in the listing information itself.
However, I can’t run it again multiple times. I can’t add ten more photos tomorrow and run this again. So you want to do it when you have all of the photos added for the listing. Select. It’s got the possible ones here, so you want to make sure to review those carefully. And when you’re ready to save that to the listing, you tap on Save to the Listing at the top of the screen.
And it tells you that updated my listing field. So when I tap return to edit my listing, and I go into my listing information page, we are going to see, some of those levels, detected levels. It populated a lot of that information here already. I’m gonna come in. Maybe that’s not up here, main fields.
Some of those suggestions too if the MLS doesn’t have those fields they’ll be stored in the future, so they could possibly be used. But if your MLS doesn’t use any of the or some of those fields, then nothing would populate in that here. But we’ve got that ability to actually populate the listing data from the AI here. And then you would continue on.
Anything that’s not filled out, you would go through, fill out all those required fields as normal, and then add the listing live to the MLS. So I just wanted to show that. Again, that won’t be available for every MLS. It’s a paid upgrade on a per MLS basis, so it does increase membership fees.
Some MLSs are already using that, but I wanted to make sure that you’re aware of that. Like I said, if you sit on an MLS board or you know somebody sitting on the MLS board, maybe they haven’t even heard that that’s a possibility and that’s something that they want to inquire about more for your MLS. So that is the AI feature detection from photos.
